The Role of Thermal Imaging in Home Inspections
Thermal imaging cameras make the invisible visible; you can think of it as the home inspector’s other set of eyes. These cameras help home inspectors identify issues that the naked eye or any other camera wouldn’t. Here are a couple of problems that thermal imaging helps reveal.
- Structural Defects – It can be hard to tell whether a house has any structural defects unless the defects are apparent. Thermal imaging can help reveal any internal structural damages and missing structural components by highlighting inconsistencies in temperature and thermal conductivity in walls and floors. The scan also unveils areas of the house with missing insulation.
- Roof Leaks – Water has a high thermal capacity, meaning it gives off heat at a much slower rate than its surroundings. When scanned with an infrared camera during a roof inspection, roof leaks appear as purple blotches, while the rest of the roof takes on a deep orange color. Leaks on the roof not only lead to water puddles on the floor when it rains but are also a serious health concern because they lead to the growth and proliferation of mold. They can also damage the roof structure.
- Electrical and Wiring Faults – 6.3% of all residential fires in the country result from wiring and electrical faults. It can be hard to accurately tell if a house has a faulty electrical system or not, but thermal imaging makes it easy to identify and fix underlying electrical faults. Any damage to the home’s electrical system appears as a bright yellow patch. Once a home inspector identifies an electrical or wiring fault, they will offer suggestions on dealing with them. Addressing electrical issues in a home goes a long way in increasing its value and safety.

The thermal imaging camera can reveal any leaks behind walls, showers, and even underground. Catching these plumbing issues early on will prevent further damage and also help you save a bundle in utility costs.
